Surveying is crucial not only in the planning, permit, and construction processes, but even more for the long-term operation of a site. It is therefore important that everything is performed according to professional and legal standards, as even small errors or oversights can result in significant problems.

Current engineering practice in the wireless industry is often producing many things besides a ‘plat of survey’ for a communications site. We often see “surveys” which simply illustrate a legal description and they are called “wireless site maps”, “site surveys”, etc., but never “plat of survey”. If a site such as this is not staked according to a solved boundary but is rather staked based on guess work and the chance that it is built inside the legal description is not very high. So whenever we are involved with a site where a carrier has already established facilities on the same property , it is normal for us to find their equipment located partially/totally off the lease area, partially off the property, and even totally off the property.

A property survey is a survey where property corners have been set or found, duly recorded, and demonstrated to be in compliance with a legal description. A professional, will solve the boundary and prove the found corners are in fact the correct corners, and not only that, but also be satisfied that those corners tie into a larger parcel properly.

While the act of surveying may be misunderstood and appears simple, the actual task of surveying is extremley complex.
